Ty founded Dawn Development in 2007, based on his strong belief that quality construction and customer service should not be mutually exclusive. Prior to establishing Dawn Development as one Denver’s largest multifamily construction management firms, he worked in construction and real estate development at Kennedy Development of San Diego, CA and Lambert Investments of Lincoln, NE. Ty has a Bachelors of Science degree in Business Administration, Communications & Finance from Nebraska Wesleyan University. He loves the construction management field because, even after 20 years, it remains exciting and challenging to him. Ty and his wife Gail love spending time in the mountains and are excited to be working on their new nonprofit, Development Aid World Network.
Jason Fritz Superintendent
Jason is a field site superintendent for Dawn Development. His role includes project management and timely scheduling of Dawn’s subcontractors that appeals to investors and owners and can be delivered without compromising quality. Prior to Dawn Development Jason founded and managed Fritz’s Builders. Jason has in depth knowledge and skill in all phases of construction management and is a master level carpenter with focus on custom built-ins and high-end cabinetry for commercial and residential properties.
Jason attended John Jay College in New York City where he earned a Bachelor of Arts in Criminal Justice. He likes the construction management industry because he is able to witness tangible progress daily and gets to collaborate and build relationships with countless people to achieve short and long-term goals.
Peter Hirschberg Quality Assurance
Peter wears many hats at Dawn Development that relate to quality and business process improvement. His role is ever evolving and includes bidding & estimating, punch list management, marketing, utilities management and beyond. Prior to Dawn Development, Peter worked in high end residential construction & real estate on the East coast (Cape Cod, Martha's Vineyard and Nantucket).
Peter attended the University of Denver and has a Bachelor of Science degree in Real Estate & Construction Management. He is particularly interested in the building industry as it relates to architecture, real estate trends and new home technologies.
Ginny Joseph Office Manager
Ginny is the office manager at Dawn Development. Her duties include all office operations and managing many aspects of Dawn’s construction projects which require close work with subcontractors, vendors, bankers and investment groups. Prior to joining Dawn, she worked at Habitat for Humanity of Metro Denver.
Ginny attended University of Colorado where she earned a Bachelor of Arts in Psychology and minor in Fine Art. She is passionate about the building industry, enjoys navigating its challenges and forming strong relationships with Dawn’s customers, vendors and subcontractors.
John Gruenwald Business Development
John is leading business development and growth strategy for Dawn Development. Throughout college John worked in construction as a framing carpenter, building custom homes in the Minneapolis area. He is the founder and senior consultant for iHireAssociates, a Denver based technical recruitment and human resources firm.
John attended Milwaukee Technical & Trade High School. He earned a Bachelor of Science in Business Administration with minors in Human Resources Management and Small Business Management from the University of Wisconsin. He enjoys the construction management field from an architectural and building process standpoint.
Ashley Williams Administrative Assistant
Ashley joined Dawn Development in 2017 to help support Dawn’s continued growth. Prior to Dawn Development, which is her first construction management company, she worked for her church and in the mortgage industry. Ashley supports the office from an administrative standpoint while also handling special projects. She is all about processes and has set up numerous business procedures that help with overall operations for staff and our field employees.
She attended Gateway High School and enjoys the construction industry because she gets to watch projects from start to finish.
Bob Lathrop Superintendent
Bob is a field site superintendent for Dawn Development. His role includes project management and scheduling. Prior to Dawn Development Bob worked in the construction industry for 20 years. Bob is an expert in multifamily residential construction and has managed 100's of projects from conception to completion.
Sylvia Salgado Relationship Manager
Sylvia manages the Warranty Services department for Dawn Development. Her duties include handling warranty requests, customer service, warranty service reporting/analysis and working with our homebuyers and trade partners to resolve requests.
Prior to joining Dawn Development Sylvia worked for a national home warranty services company. She has years of experience in customer service, contract negotiations, product support and project management in the telecom, construction and the facilities maintenance industries.
She attended Miami Sunset High School in Miami, FL and Colorado Technical University. Sylvia enjoys the construction and building industry because it's fast paced and always evolving.
