About Dawn Development

Dawn Development is a full service Colorado based construction management firm.  We have a Class B Contractors license and over ten  years of experience in multifamily development. Over the next decade our team is committed to expanding in Colorado’s front range.  Dawn Development's experience and building capacity is focused on multifamily builds, small apartments and large multifamily communities.

We have 15 employees based in Denver with planned growth throughout the year. Our talented and diverse employees come from all over the United States and collectively have over 50 years experience in construction management.

Superintendent

Denver, CO | Full-time Regular | Field

The Superintendent will join Dawn Development field team and report to the Owner.   In this role you will be responsible for all aspects of construction from framing to finish. You will be accountable for all project management needs including communicating with subcontractors and vendors to ensure tasks are being completed to the builder, investor and buyers standards. You will be the onsite point of contact for all subcontractors and required to provide scheduling and schedule updates, answer RFI’s and help resolve any issues that are impacting the construction schedule.

Primary responsibilities and qualifications include:

  • Bachelors of Science in Construction Management (or construction related field) is required from an accredited institution

  • Five (5) years onsite new construction experience (multifamily preferred)

  • Strong knowledge of construction processes, construction terms with ability to read plans and schedule work completion

  • Direct and clear communication style

  • Strong organizational skills and ability to manage several projects in concurrency

  • Strong verbal, written and computer skills required

  • Ability to engage professionally with subcontractors, all skilled trades and Dawn Development’s field employees

  • Ability to travel to project sites.

Warranty Services Coordinator

Denver, CO | Full-time Regular | Field Visits

The Warranty Services Coordinator (WSC) will support Dawn Development’s warranty services department.  The primary focus will be coordinating warranty requests received from our homebuyers. This includes determining if the warranty request(s) meet our limited warranty agreement, entering new warranty requests in our construction management software called Buildertrend, coordinating with Dawn Development’s subcontractors and field support to complete work and providing customer services to all homebuyers.  This person is responsible for timely updating of all warranty requests, weekly and monthly reporting. When time permits the WSC will support Dawn’s Development’s Business Development projects that include website updates, editing content, refreshing website imagery and updating our social media platforms.

This role reports to the Director of Business Development, Operations.

Primary responsibilities and qualifications include:

  • Bachelor's degree in business administration with emphasis in construction management, project management or marketing degree required

  • 2 years experience in administrative support with basic understanding of construction and construction process strongly preferred

  • Passion for exceptional customer service

  • Excellent organizational skills

  • Ability to prioritize and multitask all warranties requests and handle others projects when assigned  

  • Ability to adapt to frequent change, handle ambiguity and perform with loosely defined guidelines

  • High proficiency with Google Suite, various Windows computer applications and our third party construction applications

  • Interest in supporting business development, marketing efforts including our social media platforms when time permits 

  • Ability to effectively communicate with Dawn Development’s homebuyers, field staff and our bench of subcontractors

  • Strong written email communication skills and ability to articulate specific directions in writing

  • Ability to travel to project sites.

Field Construction Intern

Denver, CO | Internship | Part Time | Field

The Field Construction Intern will support Dawn Developments Field Superintendents on jobsites. This field based internship will provide general assistants in the areas of punch list management, safety, jobsite cleanliness, quality inspections, subcontractor scheduling and follow ups, vendor delivery scheduling and inspection walk throughs. Dawn Development’s internship will provide a graduate or senior level student work experience and a learning opportunity in the areas of construction processes, build workflows, building materials and training with our construction management software Buildertrend (buildertrend.com). You will gain real world understanding of construction quality and learn how to smoothly advance a project forward to completion. 

Dawn Development’s Field Site Superintendent will provide direct supervision for this internship. 

Primary responsibilities and qualifications include:

  • Bachelor's degree OR senior in business administration with emphasis in real estate, construction management, construction project management from accredited program is required Minimum GPA 3.00 

  • Excellent organizational skills 

  • Ability to multitask, prioritize assignments and follow directions 

  • Ability to adapt to change and handle ambiguity at times 

  • Proficiency with Google Suite, various Windows computer applications and third party construction related applications 

  • Ability to effectively communicate with field superintendents, field staff, subcontractors and Dawn Development’s internal office staff 

  • Strong written email communication skills and ability to articulate details and directions in writing 

  • Reliable transportation to travel to project sites and ability to keep to a weekly work schedule.
