Ty Mumford
Owner

Ty founded Dawn Development in 2007, based on his strong belief that quality construction and customer service should not be mutually exclusive. Prior to establishing Dawn Development as one Denver’s largest multifamily construction management firms, he worked in construction and real estate development at Kennedy Development of San Diego, CA and Lambert Investments of Lincoln, NE. Ty has a Bachelors of Science degree in Business Administration, Communications & Finance from Nebraska Wesleyan University. He loves the construction management field because, even after 20 years, it remains exciting and challenging to him. Ty and his wife Gail love spending time in the mountains and are excited to be working on their new nonprofit, Development Aid World Network.

Ginny Joseph
Office Manager

Ginny is the office manager at Dawn Development. Her duties include all office operations and managing many aspects of Dawn’s construction projects which require close work with subcontractors, vendors, bankers and investment groups. Prior to joining Dawn, she worked at Habitat for Humanity of Metro Denver.

Ginny attended University of Colorado where she earned a Bachelor of Arts in Psychology and minor in Fine Art. She is passionate about the building industry, enjoys navigating its challenges and forming strong relationships with Dawn’s customers, vendors and subcontractors.

Jordan Reid
Site Superintendent

Jordan has been with Dawn Development for 9 years and has been involved in every aspect of the home building process. He enjoys seeing the construction progress from start to finish and
interacting with subcontractors, inspectors, and homeowners.

Carson Giardini
Site Superintendent

Carson is a Midwest native that has enjoyed watching Colorado be built for the past 6 years. He is a graduate from the University of Denver with a Major in Real Estate with a concentration in Construction Management and originally came to us as an intern. He has a love of cars, going to the mountains, boating and enjoys watching Denver’s built environment expand and modernize.

Katie Sellers
Site Superintendent

Katie wears multiple hats with Dawn Development.  She manages all warranty claims for our homeowners and now is involved with site supervision.  She got her first taste of the construction industry while designing outdoor hardscapes for homeowners.  After relocating to Colorado from Ventura California, she decided to fully dedicate herself to the industry.  She started with renovation work with a local contractor before finding her new home with Dawn
Development. She enjoys construction because it challenges her to use her problem solving skills, and she loves to see a project built from the ground up to the finished product.  In her spare time, she enjoys going to rugby matches, off-roading, and finding any opportunity to be creative.
